Project Overview

A publicly listed conglomerate specializing in purchasing single-tenant, operational buildings in North America and Europe needed 3D data for asset management and restoration planning. The project’s site was located in Eagan, Minnesota, and it required scanning a 30,000 square foot facility in just 3 days. The main challenge of the project was to capture the facility with the least amount of disturbance to occupants.

Client Overview

Being a property and asset management conglomerate, the customer required an extremely precise as-built record of their facilities. It was strictly told by them to preserve operating effectiveness and avoid expensive adjustments by obtaining a millimeter-level precision.

Project Highlights

  • Scanning of 30,000 sq. ft. facility with high accuracy
  • Post-processing of scanned data with REGISTER 360
  • 3D BIM model generation for future renovations

Process & Execution

Initial
Scanning

Leica’s RTC360 laser scanner was utilized for the scanning work.

Data Processing &
Registration

Cyclone REGISTER 360 was used to analyze the gathered point cloud data for setting up the base for a detailed 3D model.

Final Validation & Integration

To offer a trustworthy reference for design changes and future facility management, the as-built data was transformed into a BIM model.

Challenges

  • Complex Architecture: Thoughtful scanner positioning and scheduling were necessary due to several floors and difficult-to-reach places.
  • Structural Variability: A high-density precise scan was necessary for accuracy due to minor variations in the original designs.

Solutions
How the Result Was Achieved

  • Site Preparation: Avoiding scanning distortions was important; therefore, reflective surfaces were covered.
  • Tripod-based 3D Laser Scanning: To cover intricate regions, 360-degree scans were positioned intelligently.
  • Scan Registration: Accurate as-built modeling was achieved by processing high-density point cloud data.
  • Scan to BIM: A digital model was produced using Autodesk Revit, guaranteeing a smooth incorporation into remodeling plans.

Results & Benefits

  • High-Accuracy Documentation: Reliable as-built records were ensured by achieving millimeter-level accuracy.
  • Effective Renovation Planning: Using accurate measurements allowed for well-informed decision-making.
  • Time and Cost Savings: Reduced on-site adjustments and fabrication mistakes.
  • Non-Disruptive Execution: The scanning was finished without interfering with regular business processes.

Key Insight

The path to execution of the facility from designs brings lots of changes, and those might not be visible easily to naked human eyes. Same was the core challenge of this asset management project. The usage of the scan-to-BIM approach made the client realize the unforeseen changes in the facility and subsequently document them.
