Description

Arrival 3D was engaged to provide comprehensive as-built documentation for a 3-story business suite building in Oklahoma City, Oklahoma. The project required precise interior scanning of all three floors combined with drone-based roof inspection and mapping.

Using high-speed terrestrial laser scanners, our team captured millions of data points across every office suite, corridor, mechanical room, and common area — delivering a complete digital twin of the building. The drone operation provided accurate roof geometry, condition data, and drainage documentation without the cost or risk of traditional roof access.

Scope of Work

Arrival 3D deployed advanced LiDAR-based 3D laser scanning technology to capture the complete geometry of every floor, including office suites, corridors, stairwells, mechanical rooms, restrooms, and common areas. Millions of high-density data points were collected to generate a precise point cloud dataset representing the entire building interior. A separate drone-based roof survey was conducted to document rooftop conditions, drainage topology, and all mechanical equipment above the building without requiring physical roof access

The scanning and survey process included:

  • High-resolution interior scanning of all three floors of office and suite spaces
  • Capturing corridors, stairwells, mechanical rooms, and all structural and architectural elements
  • Registering multiple scan positions to ensure complete floor-to-floor coverage and millimeter-level accuracy
  • UAV drone flight over the full building roof capturing high-resolution orthomosaic imagery and 3D surface data
  • Documenting rooftop HVAC units, drainage patterns, parapet walls, and roofing conditions
  • Generating a consolidated registered point cloud dataset and converting it to a structured Revit BIM model

Deliverables:

Arrival 3D delivered a complete point cloud dataset and as-built BIM model, along with drone-derived roof documentation, which can support:

Project Challenges: 

The building was actively occupied by multiple office tenants during the scanning campaign, requiring careful coordination to minimize disruption to daily business operations. Scan scheduling was sequenced floor by floor, and the team worked efficiently to complete all interior capture within the agreed access windows. The drone roof survey required FAA airspace coordination and was conducted during optimal lighting conditions to ensure clean photogrammetric data across all rooftop surfaces.
