Project Overview

The assignment given to ARRIVAL 3D required documentation of the current state of 130 Boston school buildings that extended across 11 million square feet. We delivered detailed architectural floor plans and elevations at high precision for building renovation and remodeling requirements.

Project Goals

The project entailed delivering LOD 200 architectural floor plans alongside elevations for every building.

It also required the delivery of complete AutoCAD DWG files along with PDF documents that display architectural features clearly.

The scanning process included both inside and outdoor spaces but must exclude roof areas.

The technological system generated strong interactive 3D virtual panorama images to support virtual navigation through vivid colors.

The ultimate objective was to provide an efficient data processing, starting with site scanning operations and extending to the final CAD deliverables.

What We Delivered

ARRIVAL 3D utilized Leica RTC360 and NavVis VLX for executing color 3D laser scanning operations across all buildings. The scans managed to detect different architectural and structural features, including – 

  • Floors, walls, ceilings
  • Door and window openings
  • Stairs, handrails, ramps
  • Visible columns and beams
  • Building facades

Building scanning with medium detail settings displayed critical architectural features, and additional panoramic pictures allowed remote space reference.

Challenges Addressed

Active educational facilities needed thorough preparation with built-in flexibility when performing scans. We achieved full coverage of perceptible areas even though inaccessible structural elements above ceiling tiles could not be accessed.

The implementation creates an effective combination of documentation scalability and clarity that enables stakeholders to make choices even when they stay off-site.

Process

  • Strategic site access planning: ARRIVAL 3D developed an elaborate access plan, including a route and schedule for Bureau Veritas to manage site access throughout every location.
  • Scanning & managing: Scanning covered both building interiors and exteriors through full-color procedures, while panoramic mode helped generate spatial information for every room together with all corridors.
  • Post-processing: Our team worked on scan registration along with point cloud alignment to maintain data consistency throughout extensive datasets.
  • CAD conversion: The 2D floor plans originated from the point cloud data through AutoCAD software development. Each drawing highlighted:
  1. Room numbers and square footage
  2. Architectural layout (no MEP details)
  3. The document features both floor and elevation references available in DWG and PDF formats.
